Former CCC Feed plant in Manchester listed for $1.5 million after foreclosure.MANCHESTER — An industrial complex formerly home to a farmers co-op and a wood-pellet manufacturer is on the market for $1.5 million after a foreclosure earlier this year.Century 21 AllPoints Realty listed for same in February the 6.79-acre property at 46 Apel Place, around the corner from the old Apel's Opera House at 35 Oakland St.Both properties were once owned by the Central Connecticut Cooperative Farmers Association, but have seen other owners and occupants since the co-op's closure a decade ago.Advertisement Article continues below this ad The Apel Place site was used for a feed production plant as far back as the 1800s, according to a flyer included with Century 21's property listing.The Central Connecticut Cooperative Farmers Association was founded in 1938 as a farmer-owned mill producing pelletized animal food, with its headquarters originally located in East Hartford.In 1952, the co-op moved its operations to Apel Place, where it continued to produce bulk feed for decades.In 2016, the CCC announced it would shut down and closing the Apel Place mill and other nearby facilities, including its retail store at the opera house building.MSL Group, run by a developer once lined up to revamp the Parkade site, bought both 46 Apel Place and 35 Oakland St.out of foreclosure in 2017.Advertisement Article continues below this ad Want more New Haven Register?At the time of the sale, the new ownership had plans to open a wood pellet manufacturing business in 46 Apel Place.Manchester Barbecue Pellets opened for business with a ribbon cutting ceremony in May 2022, but seemingly stopped selling products sometime in 2024.Land records indicate that the current owner, Amos Financial LLC, acquired the property in February 2026 out of foreclosure on a 2021 mortgage held by a company connected to MSL Group.Town records list five buildings on the site: two circa-1930 industrial buildings along the former railroad with a gross area of 60,820 square feet, a 11,200 square-foot warehouse built in 1975, and two warehouses built in 1988 with 25,000 square feet of gross area.Advertisement Article continues below this ad The property listing flyer states that the property also includes silos and a concrete tower that are no longer in use and could be demolished.The silos have been destroyed in the past, as the result of grain fires that lasted weeks or even months.A two-week fire in late 2012 caused one silo to partially collapse, and a fire that broke out in November 2008 took until the following April to be fully extinguished.Century 21 bills the Apel Place property as an "expansive" complex with easy highway access ideal for light industrial or other commercial uses, with warehouse buildings for storage, manufacturing, or distribution and a service garage that could be used for fleet service or converted to other uses.Advertisement Article continues below this ad A representative for Century 21 did not return a request for comment Friday afternoon.
